* Affiliated to Cruz Capital Management L.P. with HQ in New York and founded in 2014, we focus on real estate investments in the free rental sector, where there is a consistent high demand due to fast population growth and a low to nonavailability of real-estate and land for new construction and to ongoing changes in complicated EU regulations creating an even bigger shortage.
The war and the new CO2 laws causing years and years of delay in the supply chain of building materials, - the shortage of skilled construction workers, - projects are being cancelled or delayed and need to go back to the drawing table, - local authorities continuously delaying approval for new projects, these and more factors are driving up real estate - / rental pricing.
With our "All In 1" Investment Structure 🔗 (Investment, property management, real-estate brokerage and our own construction- and maintenance contractors) we invest in the European economically stronger regions, where the demand for real-estate is highest.
We focus on the Holland Metropolis (Amsterdam, Utrecht, The Hague, Rotterdam and Eindhoven) and the beautiful eastern coastal areas of Spain, including the Spanish islands.
Our brokerage division (Volker-Crei) has also developed specific tenant profiles, based on studies of different life cycles. This way we know who our (potential) tenants are, where they come from and what kind of home they want to live in. In turn, we can offer tenants a home that suits their needs and ensure a high occupancy rate.

Property Maintenance

In 2022 we integrated Crei Services (Fka De Wit Building Contractors) providing high quality maintenance to our real-estate. They also function as general contractor for our new developments we invest in.
